Management Services

Management Services Image Our professional management includes:
  1. A minimum of three annual inspections with written reports to the owner. - no charge to you
  2. Arrangement of any maintenance as instructed by the owner (we have negotiated cheaper rates with qualified tradespeople if you wish to utilise any of our many contacts). - no charge to you
  3. Pay any accounts such as Council Rates, Water Rates, tradespeople etc. on your behalf - $3.95 charged per account paid on your behalf to help cover the bank charges etc. eg, FID - Bad Tax etc. - no charge to you
  4. Tenancy Tribunal Hearing representation. - no charge to you
  5. Processing of any Insurance Claims on your behalf. - no charge to you
  6. Written valuation of fixtures and fittings of the property in regards to depreciation for tax deductions. (a saving of $350). - no charge to you
  7. Collection of Excess Water Rates (if any) from the tenant. - no charge to you
  8. Negotiation of Tenancy Renewals and/or rental increases with current tenant. - no charge to you
  9. Outgoing inspection of end of the tenancy and release of the Bond. - no charge to you
  10. Monthly rental statements and GST Reports with a cheque attached or funds banked electronically into an account nominated by the owner. - no charge to you
  11. Specialised local knowledge in the Eastern and South Eastern suburbs, city and fringe.
  12. Fully computerised property management system with End of Year Financial Reports.
  13. Use of professional tradespeople at competetive rates to maintain your investment.
  14. Landlord insurance available to protect your investment.

The letting fee includes the following:

  1. Showing potential tenants through the property by appointment.
  2. Strict tenant selection.
  3. Preparation of Tenancy Agreement documentation.
  4. Signing of Tenancy Agreement and Lodgment of the Bond (maximum four week's rent or six week's rent if rent is over $250pw) at the Tenancy Tribunal.
  5. Ingoing inspection checklist.
  6. Hand over of keys to the tenant.
